Step 1: Pricing Analysis

We will research the comps in your area, provide a competitive analysis and recommend a price for your home. Together we will strategically plan to optimize the most activity, resulting in early and best offers.

Step 2: Be the Buyer

Presenting your property at its best assists in obtaining the best sales price. Now is the time to do all those little cleanups. The old saying, “you can’t judge a book by its cover” is a thing of the past. First impressions really do count. All marketing materials, whether it’s a brochure, presence on the internet, MLS listing, an advertisement, must show your home in the best possible light.

Step 3: Showings and Feedback

There are multiple ways to have your home seen, scheduled showings, virtual tours, and open houses, to name a few. We will closely monitor interest and feedback in your home and provide you with updates on the selling process.

Step 4: Offers and Negotiation

As we procure written offers, we will analyze the merits of each offer and strategically respond. In today’s marketplace it is not uncommon to receive multiple offers and backup offers. My experience and expertise, as well as negotiation skills, will lead to an accepted offer.

Step 5: Closing

The closing usually takes 30 - 45 days, be prepared to close as quickly as possible. After verification that the terms of the Purchase Agreement has been met, you will transfer the property to the buyer, fully pay off any mortgages and receive your sales proceeds.
