Step 1: Pre-Approval

Unless you are paying cash for the full price of your home, you will need to get pre-approved for a mortgage loan and obtain a pre-approval letter. This will enable your lender to determine how much the bank will lend you, and then assists in determining your price range for your search.

Step 2: Finding Your Home

Browse and review online listings with your Realtor®, along with receiving notifications of new and off-market properties. Contemplate your home’s ideal location, size and amenities.

Step 3: Offers & Strategies

It time to learn about the Purchase Contract with your Realtor®. In today’s market, multiple offers on a property are common. Your Realtor® will work with you on offer strategies, and negotiate to optimize price and terms. Your offer will either be accepted, rejected or countered.

Step 4: Execute Contract

The offer has been accepted and our next step is to execute the contract. Along with execution, you will provide an earnest money deposit and option fee. An option period give you time to obtain inspections, appraisals and negotiate any repairs if needed. This option fee is non-refundable. During the option period you may terminate the contract and will be refunded your earnest money deposit.

Step 5: Escrow/Closing

The fully executed signed contract, along with your loan application should be submitted to your lender to being the loan process. Now is the time to obtain homeowner insurance coverage. Finally, you will have your final walk-through (either day before or morning of closing), review the closing statement from escrow, sign the loan documents, and arrange to wire the down payment and closing costs. You will receive the keys to your new home when all paperwork has been executed and funds disbursed.
